Why is it that the letting industry has always been regarded as the poor relation of sales? In our opinion, too many agents continue to treat their lettings properties as low-value instructions with low service levels.
The reason for this may be that because rental properties have historically tended to turn round much more quickly than properties for sale, there has apparently been no reason to make any kind of special effort in marketing the property to attract the right tenant.
But we take a different view.
How many letting agents can boast a team of on-site property managers in the High Street they operate from for example?
How many agents treat prospective tenants with the respect they deserve as opposed to just a useful commodity?
Treating the rental market as the poor relation to sales is fundamentally wrong because renting property is as much mainstream as property ownership nowadays, so we take a pride in every property we are instructed to let. We see ourselves as much as investment managers as opposed to just a letting agents, because every property is an investment property whether by design or not. By adopting a longer-term approach wonderful things can happen! Primarily – we always look for the type pf tenant our client has asked for hence greater choice for our landlord clients, and more choice of tenant often means a less stressful managed property.
Our role is to secure the best tenant we can for the long-term who reliably pays the right amount of rent for current market conditions whilst looking after the property as if it were their own. Our property managers like to establish great relationships with our tenants, which means they are more likely to cooperative when it comes to liaising with them over repairs and access.
Our aim is to continue to be the area’s leading letting (and sales) agency by treating every landlord and tenant (and property) with the respect they deserve. With rents running at a record high, isn’t it time our industry set some new benchmarks here? We’d like to think we’re playing our part!
